SPRINGS NEW BLOOM

Spring has finally arrived and with it a fresh new start. Trees are leafing out, flowers are blooming, and grass is greening up from the winter. Broadmoor Properties is also enjoying an exciting fresh start in several ways.

Michael Raedel, managing broker for the last 15 years, recently took over ownership of Broadmoor Properties.

Although Tom has retired the team will remain as five with the addition of new agent Camden Raedel.

Camden studied marketing, specifically social media marketing at UCCS and got his Real Estate license shortly after graduating in 2023. His knowledge and skillset have proven very timely in this ever-changing world of social media.

High on the list of priorities was to redevelop and modernize our website. As of May 2024 we now have a new, more streamline, user friendly site designed to make buying or selling a home simple and straightforward.

We are excited about these recent changes and look forward to serving you and the Broadmoor community in 2024.

How is the Real Estate Market

Like other areas of the country, the Colorado Springs housing market is experiencing lower inventory along with higher interest rates than in past years. While higher rates would typically mean a drop in pricing, the lower-than-normal inventory across the region and locally has kept pricing higher over many segments of the market.

That said, the market is ready for fresh new inventory. Industry experts suggest that those looking to sell should strongly consider taking advantage of today’s lower inventory by listing sooner rather than later. Buyers are still looking for well built properties with high-level amenities that take advantage of views and outdoor living, however, with low inventory this is a hard find.

If the Federal Reserve lowers rates later this year, then those who buy now will be in a prime position to refinance at a lower rate. Those that do not make a purchase in the current market may be dealing with additional competition from other buyers who waited to enter the market at the “perfect” time.
