Where The Buffalo Roamed and The Train Roared

Pine Terrace, at the corner of Cheyenne Mountain Boulevard and Zoo Road was a lush pine tree and scrub oak enclosure where buffalo roamed. The land also was the path of the Mountaineer, a train that went from the Broadmoor Hotel to the Zoo. The first run of the Mountaineer was May 30, 1950. It replaced the original miniature Cog railroad train that had begun in 1938. The new train had two coaches, each seating twenty, and featured a Cadillac engine. The two-mile track of narrow-gauge cog rail track went through four tunnels on the way to the Cheyenne Mountain Zoo. In 1974 the train stopped running and in 1984 the buffaloes relocated. Cog Land Development, the Broadmoor Hotel’s land holding company, began developing the land and Pine Terrace as we know it today. Pine Terrace is a coveted gated townhome community with forty-nine homes and two buildable lots. Owners walk a short distance on the old rail path to enjoy the Broadmoor Hotel and all its offerings. We all have fond memories of the” buffalo pen” and today Broadmoor Properties is fortunate to represent Sellers and Buyers in this coveted gated community. How is the Real Estate Market

Industry experts say Colorado Springs is now moving into in a “balanced” market, meaning there is a good blend of homes on the market, against the number of buyers. Over the last few weeks there has been continual growth in number of listings coming to market. This gives buyers more to choose from.

We are even seeing more price improvements, (reductions). While there appears to be more price reductions throughout town, when priced right, homes are generally selling close to asking price, at a fairly quick pace. Gone are the days of, “name your price and it will sell.” The combination of higher rates and increasing inventory is beginning to bring pricing down a bit compared to last year. Some would say this is a cooling of the market, but most believed it to be more of a correction to the rapid price increases we saw in 2022 and 2023.

All that said, a balanced market makes it a good time to buy or sell.

Sports fans can end the month by catching the Colorado College Tigers and Air Force Falcons clash in the City for Champions Cup on October 30. Halloween night on October 31 wraps up this vibrant month, with spooky decorations and trick-or-treaters bringing neighborhoods to life.
